Rebates in Florida for New Residential Construction and Resale Homes
The Buyer Rebate
We must ask this question. Are you working with a Florida licensed real estate agent, broker or have you visited the builder/developer sales center or internet site of communities you are interested in and registered? If your answer is yes, please disregard the GPM Realty Services Rebate Program. It is not intended to be a solicitation to participate, and our rebate program cannot work for you. If your answer is no, congratulations, you are on the road to saving money on the purchase of your new or resale home.
Real estate buyer rebates are legal in the state of Florida and 40 other states. The DOJ states that rebates are good for the consumer and lower prices. There is no fee or obligation to use the GPM Realty Services new or resale home rebate program. The rebate offer must be disclosed to all parties in the real estate transaction.
When a builder/developer calculates the price of a new home, much thought is put into the process. Material, labor, overhead, land cost, sales commissions are all used in the calculation. The Fair Housing Laws prevent the builder/developer from charging more when you use the services of a Florida licensed real estate agent or broker.
The sales commission paid to GPM Realty Services is the key to the buyer rebate amount you will receive on the date that the home you purchased closes. GPM Realty Services will pay a buyer rebate of 50% of the sales commission paid to GPM Realty Services for new construction homes and 33% of the sales commission paid to GPM Realty Services for resale homes, as a credit to you the buyer recorded on the Hud 1 settlement statement at closing.
Step1 is contacting GPM Realty Services with your Southwest Florida home/community requirements or using our service to find your dream home/community. We will contact your chosen communities and make the arrangements for your first visit.
Step2 is your first visit to the communities that GPM Realty Services has arranged for you. Completing the GPM Realty Service registration form signed and faxed or e-mailed back to GPM Realty Services is required. Once the registration form is received and verified, GPM Realty Services becomes the procuring broker of record at the communities you visit. Some new home communities have a policy where a time limit is set from first visit date to contract date ( Normally 3-6 months) and, if exceeded, will cancel the broker of record.
Step 3 and most critical is your purchase of a home from any of the builders/developers you have visited where GPM Realty Services is the recorded broker of record. The date that you close on the home you purchased, GPM Realty Services will pay a buyer rebate to you of 50% for a new construction home or 33% for a resale home of the sales commission paid to GPM Realty Service as a credit to you recorded on the Hud 1 settlement statement.
